Step 1: Get NIE & Bank Account
The essential first step. You'll need a Foreigner Identification Number (NIE). It's also highly recommended to open a Spanish bank account to facilitate all payments.

Define your budget, search for properties, and once you find the ideal one, submit a formal offer. If accepted, a reservation contract is usually signed with a small deposit.

Step 4: Deposit Contract (Contrato de Arras)
A binding private contract is signed, typically paying a 10% deposit. It sets the terms, deadlines, and penalties for non-compliance.
Step 5: Prepare Investment Declaration (Form D-2A)
If your investment exceeds €500,000 or comes from a tax haven, it is a mandatory requirement to have this declaration ready **before signing**, so the notary can attest to its submission in the deed.

This is the formal act that makes you the legal owner of the property. The final payment is made, keys are handed over, and the public deed is signed.
Step 8: Pay Taxes & Register the Property
