IMPORTANT NOTICE ON THE GOLDEN VISA
The Spanish Government has announced the **elimination of the real estate investment option** for obtaining the Golden Visa. Although the legislative change is in progress, this route is no longer considered a viable option for new applicants. The other investment routes remain in effect.
What is Residency by Investment?
Spain's "Entrepreneurs Law" (Law 14/2013) introduced a special visa and residency permit for non-EU citizens who make a significant investment in the country. This permit, known as the "Golden Visa," is designed to attract foreign investment and talent, offering a residence permit that also extends to direct family members.
Qualifying Investment Options (Current)
Real Estate Investment (Removed)
Acquisition of real estate in Spain for €500,000 or more.
This option is no longer valid for new applications.
Financial Assets
- €2 million in Spanish public debt securities.
- €1 million in shares or stock of Spanish companies.
- €1 million in investment funds established in Spain.
- €1 million in bank deposits in Spanish financial institutions.
Business Project
Development of a business project in Spain that is considered of general interest (e.g., job creation, socioeconomic impact, innovation).
Additional General Requirements
- Not be in Spain irregularly.
- Be over 18 years of age.
- Have a clean criminal record in Spain and previous countries of residence for the last 5 years.
- Have public or private health insurance authorized to operate in Spain.
- Prove sufficient financial means for your and your family's support.
- Pay the corresponding application fees.
Main Advantages of the Golden Visa
Residency and Work
Allows the holder and their family members to live and work anywhere in Spain.
Joint Family Application
Spouse, dependent children, and dependent ascendants can apply for residency simultaneously.
Schengen Area Freedom
Allows free movement throughout the Schengen Area (90 days in any 180-day period).
Flexible Renewal
Renewal does not require a minimum stay in Spain (one visit during the residency period is enough).
Application Process
Applications are processed through Spain's Large Companies and Strategic Collectives Unit (UGE-CE) and benefit from a fast-track procedure, with a resolution period of 20 working days. You can apply for a one-year investor visa or directly for a three-year residence permit if you are legally in Spain.
